This data is combined with data from the previous 29 years to determine the percentage of properties where more than one mortgage transaction has taken place. Using the algorithm developed by Dr. Schiller, the Neighborhood Scouts will combine the data into an updated historical database, which will then be used to estimate the rate of appreciation of cities, cities, and neighborhoods over that period. New mortgage acquisitions are used to identify repeat transactions from the last quarter and then fed into NeighborhoodScout's search algorithm. This information is obtained by reviewing repeated purchases of single-family mortgages purchased and securitized by Fannie Mae, Freddie Mac and FHFA. New mortgage purchases are excluded from government-financed real estate - insured loans, meaning that there are no mortgages insured or guaranteed by the Federal Housing Administration (FHA) or the US Department of Housing and Urban Development (HUD). Conventional mortgages (mortgages with a face value that exceeds the credit limit) are also excluded because there is no evidence that the mortgage is insured by a state agency such as the federal government or states or municipalities.
